How a basement flood is handled

Make safe, then extract
Power to the affected area isolated at the panel before anyone enters standing water. Then extraction — pulling water out mechanically removes far more in the first hours than days of air movement ever will, and every litre extracted is a litre that does not have to be evaporated out of the structure later.

Classify the water
Clean supply water, grey water from an appliance, or category three from a sewer backup. This decides what can be dried and kept versus what has to come out, and it is not a call to revisit halfway through. A basement flood that includes any sewer component is category three regardless of how clear it looks.

Find the entry point
Water in a basement came from somewhere specific: a window well, a crack, a floor drain, a failed sump, a supply line. Drying without identifying the route means doing it again after the next storm. Where the cause is a building envelope or drainage problem, you get told that plainly even though the repair is somebody else's trade.

Open what will not dry in place
Batt insulation in a stud bay holds water against the framing and does not dry from the room side. Underpad wicks and stays wet under carpet that feels dry on top. Drywall is cut back above the water line rather than left to draw moisture upward. In a finished basement this is usually the largest single decision, and it is made on moisture readings, not on appearance.

Check the assembly before demolition
Basements in pre-1990 Ottawa homes routinely contain asbestos in vinyl floor tile, tile mastic, pipe wrap, and drywall joint compound. Cutting those out without classifying the work first turns a water loss into an uncontrolled asbestos disturbance. HMRS classifies under O. Reg. 278/05 before anything comes out.

Dry to a target and document it
Air movement and dehumidification sized to the affected volume, with moisture readings logged across the dry-down rather than one reading taken at the end. Concrete slabs and block walls release moisture slowly, so a basement that reads dry at the surface on day three is frequently not dry in the assembly.

Common questions
01My basement flooded — what do I do before anyone arrives?
Do not walk into standing water until the power to that area is off at the panel. If the water is still coming in and you can safely reach the shut-off, close it. Photograph everything before you move anything, because that record is what an adjuster works from. Lift what you can out of the water. Do not run a household dehumidifier and call it drying — it will not reach the assembly, and it will make surfaces read dry over a wet cavity.
02Does the carpet have to come out?
The underpad almost always does — it acts as a sponge and holds water against the slab. Carpet itself can sometimes be extracted, lifted, and dried in place if the water was clean and it is caught quickly. If the water had any sewage component, both come out. That is not a judgement call.
03Can you save a finished basement?
Often, and how much depends almost entirely on how fast extraction starts and what class of water it was. The finishes that survive are the ones dried before they delaminate or grow. The ones that do not are usually the ones nobody could see: insulation in the stud bays, underpad, and the bottom of the drywall.
04Why does the concrete still read wet after a week?
Because concrete and block hold and release moisture slowly, and a slab that was under water absorbed a great deal of it. Surface readings drop long before the assembly does. That is why drying runs to a documented target rather than to a date, and why removing equipment early is the most common way a basement ends up with a mould problem a month later.
05Is there asbestos in my basement?
If the house predates 1990, assume it is possible until sampling says otherwise. Vinyl floor tile and the black mastic under it, pipe wrap on old heating lines, and drywall joint compound are the recurring ones in Ottawa basements. This matters specifically in a flood, because the material that has to be cut out to dry the room is often the material that needs classifying first.
06Will insurance cover a flooded basement?
It depends on how the water got in and what is on the policy. Overland water and sewer backup are typically separate endorsements rather than standard coverage, and a burst pipe is treated differently from groundwater seepage. What consistently helps is documentation of when it happened and what was done in response, which is a reason to photograph before you move anything.
07Do you deal with the sump pump or the drainage?
