    Water off, then extract

    Shut-off at the source or the main, power isolated where water is near outlets or equipment, then extraction. Where a plumber has already stopped the leak, that is the first step done and not the last — the structure starts drying, or not drying, from that moment.

    Trace where the water actually went

    This is what separates a burst pipe from a spill. Water follows the floor assembly, runs along joists, and drops through ceilings in rooms with no visible damage. Moisture meters and, where it helps, thermal imaging establish the real affected area. Scoping to the wet patch you can see is how buildings end up with mould in a room nobody dried.

    Check adjacent units

    In a multi-unit building a break on one floor is a loss on several. Suites below and beside are checked whether or not the occupants have reported anything, because a ceiling that has absorbed water often shows nothing for a day or two.

    Open what will not dry closed

    Wet insulation in a wall or ceiling cavity does not dry from the room side. Where the water is inside an assembly, the assembly gets opened — controlled cuts, not demolition — so air can reach it. In a pre-1990 building that opened assembly is classified under O. Reg. 278/05 first.

    Dry to a documented target

    Air movement and dehumidification sized to the affected volume, with readings logged over the dry-down rather than a single reading at the end. Framing and subfloor release moisture slowly, so a surface that reads dry over a wet cavity is the normal trap here.

Common questions

01The plumber fixed the pipe. Is that not the job done?

That is the leak stopped, which is the necessary first step and not the same thing. Water has already moved into the floor assembly and probably laterally into adjacent rooms or suites, and the drying clock started when the pipe broke. Call while the wall is still open — what matters is whether extraction happens in the first hours and whether anything in the opened assembly needs classifying before it is removed.

02Why is the damage in a room nowhere near the pipe?

Because water travels along the path of least resistance inside the structure, not in a straight line through the room. It runs along joists, follows ductwork and pipe penetrations, and drops through a ceiling wherever it finds an opening. That is why the affected area is established with meters rather than by looking.

03How do pipes freeze in an occupied, heated house?

Usually because the pipe is in an exterior wall, an unheated crawlspace, a garage ceiling, or a run that lost airflow when something was closed off or insulated over. The house being warm is not the same as that cavity being warm. A cold snap plus a closed interior door is a common combination.

04Should I turn the heat up or open cabinets?

For prevention, yes — opening cabinet doors under sinks on exterior walls and keeping heat on in unused rooms genuinely helps. Once a pipe has already burst, the priorities are the water shut-off, the power, and the phone call. Do not run a household dehumidifier and treat that as drying; it will not reach the assembly.

05Does the drywall have to come out?

Not always, and it depends on how long it was wet, what class of water, and whether there is insulation behind it. Drywall can sometimes be dried in place. Batt insulation in the cavity behind it generally cannot — it holds water against the framing, which is why cutting an access is often faster and cheaper than trying to dry around it.

06Will insurance cover a burst pipe?

Sudden and accidental water damage from a burst pipe is generally covered, which is a different category from long-term seepage. A frozen pipe in a building left unheated can be treated differently, and some policies have conditions about vacant properties. Documentation of when it happened and what was done in response is what makes the claim straightforward.

07What about a vacant unit or a building between tenants?

That is the highest-risk case, because the break is discovered days later rather than minutes later. By then the water has been in the assembly long enough that scope is set by absorption rather than volume. If you manage vacant units through winter, the useful thing is a check schedule rather than a faster contractor.

08Can you handle several suites at once?

Yes. Multi-unit water losses are a large share of the work. Scope is established per unit, the building stays occupied through the work, and the documentation is written so a property manager can pass it upward without rewriting it.
