What actually shows up

How the file should run

    The first-call trade is not the restoration dispatch

    Heat, pipe, or roof gets called first, and that is correct. But a plumber stopping a leak is not a restoration scope, and the gap between the two is where buildings sit wet for a day. One call after the mechanical trade is in the wall keeps the vendor path you already have and starts the drying clock.

    Extraction in the first hour

    Standing water out before anything else. Every litre extracted early is a litre that does not have to be evaporated out of the structure over the following week.

    Classify what is in the wall

    If asbestos-containing material or mould is present, this is typically a Type 2 or Type 3 operation under O. Reg. 278/05, not a residential extract-and-go. That classification is settled before removal begins, because it governs containment, notification, and clearance.

    Contain and abate at the required level

    Enclosure and negative air sized to the classification. In an occupied building the work area is isolated rather than the building vacated, with the air handling serving the space shut down.

    Dry with the readings logged

    Moisture readings and photo progress recorded across the dry-down. Drying continues to a documented target rather than to a date on a schedule.

  6. 06

    Clean handoff

    Back to the property manager or to the trade who will rebuild, with the file written so the insurer and the PM can both use it. Pre-loss condition is the standard.

Common questions

01A pipe burst and the plumber has already been. What now?

The leak being stopped is the first step, not the last. Water has moved into the floor assembly and probably laterally into adjacent suites, and the structure starts drying — or not drying — from that moment. Call while the wall is still open. What matters is whether extraction happens in the first hours and whether anything in the opened assembly needs classifying before it is removed.

02Why does an ice dam cause mould rather than just a leak?

Because the water enters the ceiling cavity rather than the room, in a building that is closed up tight against the cold. It saturates insulation and sheathing where there is no airflow and nobody sees it, and it stays wet for weeks. By the time a stain appears on the ceiling the growth behind it is well established.

03What are Levels I to III and Types 1 to 3?

Type 1, 2, and 3 are the asbestos operation classifications under section 12 of O. Reg. 278/05, and they govern containment, notification, and clearance. Type 1 is the lowest-disturbance work. Type 2 covers glove-bag pipe insulation work, enclosing friable material, and one square metre or less of friable removal. Type 3 covers more than one square metre of friable material and power-tool work without HEPA collection, and requires notice to the Ministry of Labour before it starts.

04Do we have to move tenants out?

Usually not. Winter work in occupied buildings is done by isolating the work area under negative pressure and shutting down the air handling serving it. What has to be worked out early is the route in and out for workers and waste and whether shared mechanical systems connect the work area to occupied suites.

05Why does a closed-up building develop mould over winter?

Seasonal vacancy plus humidity plus no airflow. Heating turned down, no ventilation running, and moisture that would normally be carried away sitting on cold surfaces instead. It is the most common spring discovery in buildings that were fine in November.

06Can HMRS work alongside our existing trades?

Yes, and that is the normal arrangement. The mechanical trade fixes the mechanical failure. HMRS contains, abates at the required level, dries, documents, and hands back to whoever is rebuilding. You keep the vendor relationships you already have.

07How fast can you attend in a storm?

Dispatch is answered 24 hours a day, including through storm events when volume is highest. HMRS will tell you a real attendance window on the call. In a widespread freeze event, honest sequencing is more use to a property manager than an optimistic promise.

08Should we do anything before you arrive?

Shut off the water at the source or the main. Kill power to the affected area at the panel if water is near outlets or equipment. Photograph the condition before anything is moved. Do not run a household dehumidifier and call it drying — it will not reach the assembly and it will make the surface read dry over a wet cavity.
