Winter in occupied buildings
A building that sits closed does not fail in January. It fails when people come back. Freeze-up, ice dam, heating fire, closed-up mould — and often a Type 2 or Type 3 ticket once the wall is open.
One call after the mechanical trade is in the wall. You keep the vendor path. We contain, document, and hand it back.
What actually shows up
Freeze-up
Burst pipe, failed heat, water in occupied suites. Extraction is the first hour. Asbestos or mould in that wall is a different ticket.
Ice dam
Melt at the eaves, soak in the ceiling cavity, then mould behind finished surfaces in a building that was closed up tight.
Heating fire
Unit fire, smoke and soot through corridors, wet from suppression. Contents, drying, and any ACM disturbance sit on the same file.
Closed-up mould
Seasonal vacancy, humidity, no airflow. Level II / III mould mapped to the Ontario operation type the site actually requires.
How the file should run
- The first-call trade is already in the wall — heat, pipe, or roof. That is not a restoration dispatch yet.
- If asbestos-containing material or mould is present, it is typically Type 2 or Type 3, not a residential extract-and-go.
- HMRS contains, abates at the required level, keeps moisture readings and photo progress, and writes the file the insurer and the PM can use.
- Clean handoff back to the property manager or the trade who will rebuild. Pre-loss condition is the standard.
Levels I–III · Ontario Type 1 / 2 / 3
- Level I — Type 1: limited disturbance, lower-risk work, still documented.
- Level II — Type 2: enclosure, procedures, and records a PM can stand behind.
- Level III — Type 3: high-risk, full containment, negative air where required.
